Technical SEO doesn’t rank you. It removes the ceiling on everything that does.
Site speed, Core Web Vitals, crawlability, indexation, and structured data for US residential contractors. Most contractor sites are built on page builders that are quietly broken underneath — and no amount of content or link building outruns a site Google struggles to read.
- 01 6–12s load on mobile, unoptimised images
- 02 Key copy only renders after JavaScript
- 03 Staging site indexed alongside live
- 04 No LocalBusiness or FAQ schema
- 05 AI crawlers blocked by a plugin default
- 01 Sub-2.5s LCP on mobile
- 02 Content present in raw HTML
- 03 One clean index, no duplicates

Page builders make beautiful sites that search engines struggle with.
Almost every contractor site we audit was built on a visual page builder by someone who was, correctly, focused on how it looked. The result is usually attractive and technically heavy — megabytes of unused script, images at three times the needed dimensions, and text that only appears once JavaScript has run. None of it is visible to you. All of it is visible to Google.
- Mobile load times of six seconds and upMost contractor traffic is mobile, often on a phone in a driveway. Slow pages lose rankings and lose visitors, and page builders are the usual cause.
- Content that isn’t in the HTMLIf your service copy only exists after scripts execute, some crawlers — including several AI systems — may never see it. Viewing the raw page source usually settles this in thirty seconds.
- Indexation chaosStaging copies left indexed, tag and author archives competing with real pages, parameter URLs multiplying. Google spends its crawl budget on pages you don’t care about.
- No structured data at allLocalBusiness, Service, and FAQ schema are how you state plainly what you are and where you work. Their absence doesn’t penalise you, but it leaves you harder to parse than competitors who have them.
Representative findings from contractor site audits. Your figures will differ — we measure before recommending anything.
Four areas. In order of how often they’re the actual problem.
Technical SEO is diagnostic work. We measure first, and if your site is already healthy we’ll tell you that and point your budget somewhere it will do more.
Speed & Core Web Vitals
Largest Contentful Paint, Interaction to Next Paint, layout shift — measured on real mobile connections rather than a desktop test. Image handling and script bloat are almost always the culprits.
Website details →Crawlability & Indexation
What Google can reach, what it has actually indexed, and what’s wasting crawl budget. Duplicate staging sites and runaway archive pages are the two we find most often.
Construction SEO details →Rendering & Crawler Access
Whether your content exists without JavaScript, and whether robots rules are accidentally blocking search or AI crawlers. Plugin defaults block more contractors than deliberate choices ever have.
AI Search details →Structured Data
LocalBusiness, Service, FAQ, and Breadcrumb schema implemented and validating — the machine-readable version of who you are, what you do, and where you do it.
Construction SEO details →Technical SEO is usually a project, not a subscription.
This is the part of the industry with the worst reputation for selling recurring work that should have been a one-off. Most contractor sites need a concentrated fix followed by light monitoring — not a monthly technical retainer. We scope it that way, and if the honest answer is “we fix this once and then you don’t need us for it again,” that’s what we’ll say.
- Full audit first, with the findings given to you regardless of what you decide
- Fixes delivered as a defined project inside the 90-day sprint
- Ongoing monitoring only — not ongoing billing for the same work
- Re-audit at six months, because page builders reintroduce problems on update
- Everything documented so another developer could verify or continue it
What the system looks like when it’s working.
Two years of content that Google had never properly indexed.
A remodeler had published steadily for two years with almost no organic growth. The cause wasn’t the content — a staging site was indexed alongside the live one, and roughly half the service copy only rendered after JavaScript. Fixing both released work that had been sitting there the whole time.

Technical SEO — answered.
Will technical SEO alone increase our leads?
Usually not on its own, and we’d rather say that plainly. Technical work removes constraints — it lets content rank that was already capable of ranking, and it stops you losing mobile visitors to a slow page. If your site is technically sound and simply has no content targeting what buyers search, fixing your Core Web Vitals will change very little. The audit tells us which situation you’re in.
How is this different from your Construction SEO service?
Construction SEO covers strategy, content, and authority — the things that create rankings. This is the diagnostic layer underneath: whether Google can reach, render, and understand what’s already there. Different work, different specialists, and it’s usually sequenced first because content published on a broken site underperforms.
Our site scores badly on PageSpeed Insights. How bad is that?
Less catastrophic than the red number suggests. What matters is real-world field data for mobile Largest Contentful Paint and Interaction to Next Paint, not the lab score. Plenty of sites with mediocre scores rank perfectly well. Chasing a perfect 100 is one of the clearest examples of diminishing returns in this field, and we won’t bill you for it.
Do we need to rebuild the site?
Sometimes, but far less often than agencies suggest. Most page-builder sites can be brought to a healthy standard with image handling, script management, caching, and cleanup. We recommend a rebuild only when the underlying template makes that impossible — and we’ll show you the measurements behind that call.
Is this a one-off or ongoing?
Mostly one-off, with light monitoring. The bulk of the work happens inside the 90-day sprint. Ongoing attention matters because page builders and plugin updates reintroduce problems, but that’s monitoring rather than repeating the same fixes monthly. Anyone charging you a full technical retainer indefinitely should be asked what they’re actually doing each month.
Who owns the work?
You do. Everything happens in your hosting and your accounts, documented so any developer can verify or continue it. No proprietary plugins, no lock-in.
