Local Service Ads: you pay per lead, and disputing the bad ones is the job.

Google Local Services Ads management for US residential contractors. LSA sits above every other result, carries the Google Guaranteed badge, and charges per lead rather than per click. That last difference changes the economics completely — and the contractors who profit from it are the ones who work the dispute process.

SEC 01  ·  The Problem

Pay-per-lead punishes you for not answering the phone.

In Google Ads, a wasted click costs you a click. In Local Service Ads, a wasted lead costs you a lead — frequently $50 to $150 in residential construction. And unlike search ads, your ranking depends heavily on whether you pick up. A contractor with crews on site all day can find LSA punishing for reasons that have nothing to do with their marketing.

  • You’re charged for leads you’d never takeWrong trade, outside your area, a job far below your minimum — all billable unless disputed, and most contractors dispute almost nothing.
  • Missed calls cost twiceYou pay for the lead and your responsiveness score falls, which pushes you down the ranking, which means fewer leads at higher effective cost.
  • Verification stalls launches for weeksLicence, insurance, and background checks routinely take two to three weeks, and incomplete submissions restart the clock.
  • The badge is doing more selling than your adGoogle Guaranteed is genuine trust equity with homeowners, and most contractors never mention it anywhere else in their marketing.

DEEP-DIVE  ·  The dispute discipline

Ten to twenty-five percent of your LSA spend is usually recoverable.

Google will credit leads that fall outside your services, outside your area, are spam, or are duplicates — but only if you file, and only within the window. Most contractors file nothing because it’s fiddly and the deadline passes while they’re on a roof. Reviewing every lead against its recording, week after week, is the single highest-return routine task in an LSA account.

  • Every lead reviewed against its call recording within the dispute window
  • Documented reasons filed, not one-line rejections that get denied
  • Patterns tracked — recurring bad lead types usually mean a settings problem
  • Response-time monitoring, because missed calls cost twice
  • Monthly reporting on gross spend, credits recovered, and true cost per job

What the system looks like when it’s working.

ILLUSTRATIVE EXAMPLE · EXTERIOR CONTRACTOR · CHARLOTTE NC

Same budget, 31% lower true cost per job.

A contractor had been running LSA unmanaged for eight months, disputing nothing and missing roughly a fifth of calls during working hours. Adding a dispute routine, a call-answering process, and tighter service settings changed the account economics without increasing spend.

SEC 05  ·  Common questions

Local Service Ads — answered.

Is LSA better than Google Ads?

Different, not better. LSA sits higher, carries the Google Guaranteed badge, and charges per lead. Google Ads gives you far more control over messaging, landing pages, and which searches you appear for. For urgent, comparison-light trades LSA often wins on cost per job. For considered, high-ticket work where the landing page does real selling, search ads usually do. Most contractors should run both and let the numbers decide the split.

Does LSA work for high-ticket remodeling?

Less reliably than for urgent trades, and it’s worth being honest about that. LSA leads skew toward buyers who want someone quickly, which suits roofing or repair better than a $90K kitchen with a six-month decision. It can still work for larger projects, but expect a lower conversion rate and judge it on booked jobs rather than lead volume.

How long does verification take?

Typically two to three weeks for licence, insurance, and background checks. Incomplete submissions are the usual cause of delay and they restart the process, which is why we handle it rather than leaving it with your office.

Can we really get money back on bad leads?

Yes, within limits. Google credits leads outside your services or area, spam, and duplicates — but you must file inside the dispute window with a documented reason. Ten to twenty-five percent of spend is commonly recoverable in accounts where nobody has been filing. It won’t credit a lead simply because it didn’t close.

What if we can’t always answer the phone?

Then LSA will underperform, and we’d rather tell you that before you spend. Responsiveness affects both your ranking and your wasted spend, so if calls routinely go to voicemail during working hours, fixing that comes before increasing budget. Sometimes the honest recommendation is an answering service, not more ads.

Who owns the account?

You do. The LSA account, the Google Guaranteed status, and the review history are all yours. We work inside it with manager access and you can revoke that at any time.
